I have started my own Real Estate and Management Company and am able to offer lower rates because of my low overhead. For a listing, I charge a total of 4% commission and still give 2.5 % to the agent bringing the offer. I take 1.5% for my commission. As compared to the usual 5% to 6% commission charged by most Realtors this would save you at least $1,000 for each $100,000 your property sells for. If I also obtain the buyer I charge a total of 3%. This saves you a minimum of $2000 for each $100,000 your property sells for. My marketing is very effective, due to the fact that I subscribe to List Hub, which means you will automatically be on approximately 70 of the most visited web sites by buyers looking for property.
I also do property management. I charge 4% for monthly management fees and a 20% onetime placement fee, when securing a new tenant. If I should manage your property before listing it, I will credit (refund) up to 2 years of all management fees at close of escrow.
